Modular, kit, prefab, expander? What's the difference
- Modular home
- Built in a factory as finished modules, trucked in and craned onto footings. Usually sold as Class 1a, a house you can live in.
- Kit home
- The frame, roof and cladding delivered flat-packed. A builder or an owner builder puts it up and fits it out on site.
- Prefab
- Any home built mostly off site. Modular homes and kits are both prefab.
- Tiny home on wheels
- Built on a registered trailer. Treated like a caravan, not a house: council local laws decide how long you can live in one.
- Expander
- A container-style unit whose sides fold out on site. Fast and low cost, but not sold as Class 1a.
- Container home
- Built from a shipping container. Can be Class 1a if it's engineered and certified as a house; ask for the papers.
- Class 1a
- The building class for a house under the National Construction Code. It's what a certifier has to sign off before anyone lives in a granny flat.
- Site building
- Dongas, site offices and studios. Not for living in.
