The small homes numbers, counted from the data
Nobody publishes what a small home costs installed, council by council, or how many houses for sale have room for one. This site reads every maker's prices, every council's rules and the agencies' own listings, keeps each reading with its date and source, and publishes what the data says each quarter. Journalists, councils and researchers can use any figure with a link back, and ask for the data behind it.

- Prices are read, not typed. Every maker price on the site links the maker's page and quotes the words it was read from, with the date. The same price feeds the home's page, the council fit lists and the index.
- Rules are read from the clause. Each council's size cap links to the planning scheme clause, with the date it was last read.
- Every reading is kept. Prices and rules are recorded each time they are read, append-only, with the previous reading. Price moves in later editions come from that record, not from memory.
- Installed means installed. Homes are compared at the maker's price plus the install on an easy block, the same estimate the install cost guide and the block check use, so a low-priced home that costs a fortune to put down does not win.
- Each figure shows its query. Under every table is the count against the site's own database, so anyone can rerun it. The database is compiled from the data files on every build.
- No names, no ranking for sale. The report is published as Big Small Haus Research. Nobody pays to be listed, ranked or mentioned in it.
Using the figures
Any figure on these pages may be quoted with a link to the page it came from and the words "Big Small Haus Research". Charts may be reproduced the same way. For a figure cut a different way (one council, one size band, one maker) or the rows behind a table, email with the page and the cut needed. Replies come from the research address, not from a person's name, and the data goes out as a CSV with the read dates and sources on every row.
Big Small Haus Pty Ltd is a licensed Queensland builder (QBCC 15506005). It installs modular homes and is listed on this site like every other builder, sorted by name. The research reads the same data the buyers see.
