Get on the register, receive install requests
Buyers on this site have already picked a home and checked their block. What they need is a licensed builder to put it on the ground. The register lists builders who install modular homes from any maker, by area, and sends each buyer's request to up to three of them. Listing is free and nobody pays to be ranked.

How a request reaches a builder
- The buyer describes the job once. The address, the home they are looking at or have bought, what is on the block, and where they are up to with approvals, on the install quotes page. Most arrive with the block check done, so the lot, zone, overlays and sewer are already read.
- The buyer agrees to be sent to builders. A ticked box, in their own words: send my details to up to three licensed builders so they can quote me. A buyer can instead pick one builder from the register.
- The request is checked and sent. The block, the home and anything a builder will need are looked over, then it goes to up to three builders on the register who cover that area, or to the one builder picked. Nothing is sold on.
- Each builder quotes the buyer directly, in writing, under its own name. The site's quoting tool is there for any builder who wants it: its own rates, its own markup, its own brand on the PDF, and the same engine behind the public install cost calculator so an estimate and a quote never disagree.
What the buyer has seen before the request: an estimate of what an install usually costs on a block like theirs, labelled as an estimate, from the install cost guide. The builder's quote is the real number.
What the site shows about a builder
The facts a buyer checks
Name, where the builder is based, the areas it covers, the licence body and number, a link to the builder's own website, and the date the page was last checked. The licence number is there so anyone can check it on the public register.
Jobs and photos
Finished installs in pictures, each with the suburb and what was done. What the builder does on an install (approvals, footings, crane, connections, sign-off) and what it leaves to others. A short profile in the builder's own words.
Made-up scores
No star rating the site invented, no "recommended" badge, no paid placement. Builders are sorted by name. Reviews, where shown, are counts and ratings from the public platform they sit on, linked, with the date they were read.
Listed like everyone else
Big Small Haus is a licensed Queensland builder that runs this site and installs homes. It is on the register sorted by name, never first, and the about page says so.
Who the buyers are
- Owners with a home picked from the makers listed on this site, who have seen it priced installed on their block and want the install quoted for real.
- Owners who bought a module elsewhere, online, on Marketplace or from overseas, and need a builder to look at it and run the approvals. The site tells them what a certifier will ask for before they send a request.
- Owner builders who want a contractor for the site side under their own permit, which on a modular install is often the cheaper path, and the site says so.
- Buyers of a house with room, who found the block on the for sale with room page and want to know what the second home would cost to put down before they bid.
Every request carries the address. A builder that does not want jobs outside its area is never sent one.
Get on the register
Two minutes on the listing form: the company, the states and areas covered, the licence number and a website. The reply comes by email with the page, or a draft of it, to check before it goes live. Anything wrong is fixed within one working day, and any listing comes down on request.
Questions builders ask
Who can be on the register?
A builder with a current licence from the body in its state (the QBCC in Queensland) who installs modular homes or builds granny flats on site. The licence number is shown on the page and anyone can check it on the register.
Does it cost anything?
Listing is free, and nobody pays to be ranked: builders are sorted by name. A flat fee per install request is planned for later and will be published on this page before it starts; it will never change the order builders appear in.
How does a request reach a builder?
A buyer describes the block and the home once on the quote page and ticks a box agreeing to be sent to up to three licensed builders. The request goes to builders who work in that area, or to the one builder the buyer picked, and each quotes the buyer directly, in writing.
Is Big Small Haus on the list too?
Yes, as one builder among the others, sorted by name and never first. It runs the site and installs homes, and the about page says so. It sees a request only if it is one of the builders the request goes to.
What does a builder have to send?
A name, where it is based, the areas it covers, the licence number and a website. Photos of jobs, what the builder does and does not do, and a short profile in the builder's own words are optional and can come later.
