Your listings, measured for a second home

A house with room for a second home is worth more to the right buyer. The site reads an agency's listings, measures every block from the council and state maps, and shows which homes fit and what each costs installed. Each listing gets its own page and a printed sheet with a QR code for the open home. It costs the agency nothing.

What a measured listing shows

  • The block, from the maps. Lot size and lot plan, the zone, every overlay found at the point checked, the council's size cap for a secondary dwelling, and the open ground measured in metres.
  • The homes that fit. Every home listed on this site that sits inside the cap and the open ground with a metre to spare, priced installed on an easy block, smallest to largest, with the maker named.
  • The money a buyer asks about. The council's rule in one line with a link to the clause, the rent a flat lets for in that postcode from the RTA's published medians, and the install cost guide.
  • The agency's own facts. The price label as the agency showed it, the listing agents, and a link to the agency's page, with the date it was read. No listing photos and no listing text are copied.
  • An aerial with the lot outlined from Queensland Government imagery, labelled as the lot, not a survey.

The same reading runs behind the free block check any buyer can use with any address, so the page and the check never disagree.

What an agency gets

Per listing

A page and a QR sheet

One page per listing with the block facts and the homes that fit. One A4 sheet for the open home: the address, the biggest second home allowed, the homes that fit and a QR code to the page, so a buyer standing in the backyard can see what goes there.

Per agency

Your own subdomain and agent login

The agency's listings on a subdomain in its own name, logo and colours, with an agent login for a check on any address a vendor asks about before the listing goes live. Sold and withdrawn listings drop off on the next weekly read.

For the listing agent

A straight answer for the backyard question

"Could you put a granny flat here?" gets a measured answer with the rule and the cost, instead of a guess. The buyer takes it to the site's install quotes; the agency is never asked to sell a home.

What it costs

Nothing

No listing fee, no subscription, no charge per page or per sheet. The site earns from install requests buyers send to builders. Nobody pays to be ranked, and no agency is promised placement or results.

How it runs

  1. The agency's current houses are read from its own website or network feed. Address, price label and agents only.
  2. Every block is measured. Lot, zone, overlays, the council cap and the open ground, from the state cadastre and the council's planning scheme maps. About twelve seconds a block.
  3. A block with room gets a page, and a sheet for the open home. A block with no room, under 400 m² or with no council rule found is left out.
  4. Each week the listings are re-read. New houses are measured, sold or withdrawn ones come down, and a page that is wrong is fixed within one working day of an email.

The programme began with Ray White offices in Brisbane and on the Gold Coast in September 2026 and now reads LJ Hooker and REMAX feeds as well. Every block on the for sale with room page was measured this way.

Questions agencies ask

What does the agency pay?

Nothing. There is no listing fee, no subscription and no charge per page. The site earns from install requests that buyers send to builders, so a block that sells with a second home in mind is the supply the site needs.

Does the agency have to send anything?

No. Listings are read from the agency's own website, and each block is measured from the council and state maps. The agency can send a logo and a contact for the subdomain, and can ask for any listing to be left out.

Who signs off on what the page says?

The page states facts from public records: lot, zone, overlays, the council's size cap and the open ground measured. No listing photos, no listing text, no valuation. The agency's own price label is shown as the agency showed it, with the date it was read. Anything wrong is corrected within one working day of an email.

Is a block check the same as approval?

No. It is a first read from the maps on the day. An overlay, an easement or a sewer can change the answer, which is why every page says to check the block before relying on it, and links the free block check.

Which agencies are on the site now?

Listings from Ray White, LJ Hooker and REMAX offices across South East Queensland appear on the for sale with room page today, read from each office's own site. No agency has been promised placement, ranking or results.
