Any builder with a QBCC licence that covers a class 1 building can install a modular home, and on 14 October 2026 the QBCC register held 28,616 of them in Queensland: 11,113 companies and 17,503 individuals with Builder low rise, medium rise or open licences. So nobody is limited to a short list. Three places to start: the builders register on this site, which lists installers who take any maker's home by name with their licence number and the area they cover; the makers that install their own homes, 78 of them on the site in their own words; and the QBCC's find-a-local-contractor tool, which finds licensed builders by type of work and radius. One install request from this site goes to up to three builders who work in the area.
Three ways to find one
| Where | What it gives | What to check after |
|---|---|---|
| The builders register on this site | Installers who take any maker's home, listed by name, with the licence number they publish and the councils or regions they cover | The number on the QBCC register |
| Makers that install | The maker's own statement that it delivers and installs, with the licence number it publishes, read from its site on the date shown | Which entity signs, and how far it installs from the factory |
| QBCC find a local contractor | Licensed builders by type of work, location and radius, from the regulator's own data | Whether they have installed a factory-built home before |
Why the area matters
Delivery is priced by distance and a crane is booked locally, so a builder two hours away carries two hours of truck and a crane they do not know. An installer who works the council regularly also knows its plumbing fast-track rules, its overlays and its certifiers. The builders on the register each list the area they cover for that reason, and RTMD Constructions, MB Brokers, GB Modular, ECP Constructions and Big Small Haus between them cover Brisbane, Moreton Bay, the Sunshine Coast, the Gold Coast, Scenic Rim, Ipswich and out to the Darling Downs and Wide Bay. Big Small Haus runs this site and is listed on the same terms as every other builder.
What a good installer does first
Looks at the block before quoting. Access, crane position, powerlines, sewer and slope decide most of the price, and an installer who prices without a site check is guessing. Then an itemised quote for the site side in writing, with the home priced separately by the maker, and every exclusion named. Then the consultants booked and the approvals run, so the owner deals with one builder. What an install covers lists what should be in that quote.
One request, three quotes
The install request on this site takes the block, the home or the size in mind, and who should quote: any builder in the area, a named builder from the register, or a second quote on one already in hand. It goes to up to three licensed builders who work in that area, with the owner's permission to share it, and each quotes in writing. Nobody pays to be first, and builders are listed by name, not by rank.

Questions people ask next
Who can install a modular home in Queensland?
Any builder whose QBCC licence covers a class 1 building: Builder low rise, medium rise or open. On 14 October 2026 the QBCC register listed 28,616 such licensees in Queensland. Some makers install their own homes under their own licence.
Does the maker have to install the home?
No. A maker that does not install, or does not install in the area, leaves the site side to a licensed builder or to the owner as owner builder. The maker's price then stops at the factory door or the delivery.
How do I get install quotes for my block?
Send one install request from this site with the address and the home or size in mind. It goes to up to three licensed builders who work in that area, with permission to share it, and each prices the site side itemised after a site check.
