The only published rent figures in Queensland come from the Residential Tenancies Authority, which records every bond lodged and publishes the median weekly rent of new tenancies each quarter by postcode, dwelling type and bedrooms. Across the state in the June 2026 quarter the median for a one bedroom flat was $520 a week and for a two bedroom flat $650. Inside South East Queensland the spread is wide: a one bedroom flat went for a median $250 in Woodridge and $660 in South Brisbane, a two bedroom $420 in Ipswich and $850 in Surfers Paradise. A granny flat is not a flat in a block, so the median is a starting point, not a promise: one with its own entry, parking and yard sits above it, one that shares the driveway sits below.
June quarter 2026, by council, from the RTA
Median weekly rent for new tenancies in that quarter, one postcode or two per council, as the rent calculator reads them from the RTA's bond data. Where the RTA published no median for a postcode or a bedroom count, usually because fewer than ten bonds were lodged, the cell is blank.

Lockyer Valley and Toowoomba postcodes are outside the calculator's South East Queensland range, and the RTA's quick finder carries them. The calculator holds 110 postcodes and shows the number of bonds behind each median, so a figure from twelve bonds reads differently from one from four hundred.
What moves a granny flat off the median
- Up: its own entry and a bit of private outdoor space, off-street parking, a laundry, separate meters, a second bedroom or a study, air conditioning, a lockable shed.
- Down: sharing the main house's driveway and bins, a window onto the owner's deck, no parking, a studio with no separate bedroom. The RTA publishes no studio median, which is why the calculator starts at one bedroom.
- Rules that cap the income: water can be charged only if the flat is individually metered and water efficient, and fixed charges never; power only with a meter or a written split; a bond of at most four weeks. Can I rent it to anyone?
From rent to yield
The calculator turns the weekly median into a yearly figure and a yield on the installed cost of a chosen home, before tax and vacancy. A $460 a week two bedroom in Caboolture is $23,920 a year; against a home installed for $180,000 that is 13% before costs, and the tax page shows what comes off it. The site does not promise a rent it cannot source, so where the RTA publishes nothing for a postcode the calculator says so rather than guessing.

Questions people ask next
How much rent does a granny flat get in Brisbane?
The RTA's June 2026 quarter medians for new bonds on one bedroom flats run from $440 a week in Aspley to $660 in South Brisbane, and two bedroom flats from $560 to $850. A granny flat with its own entry and parking sits above the flat median for its postcode; one sharing the driveway sits below.
Where do granny flat rent figures come from?
The Residential Tenancies Authority. Every bond lodged in Queensland goes to the RTA, which publishes the median weekly rent of new tenancies each quarter by postcode, dwelling type and bedrooms. This site uses its one and two bedroom flat medians, and two bedroom houses where published.
Why is there no figure for my postcode?
The RTA publishes a median only where enough new bonds were lodged in the quarter, and nothing for studios. The calculator shows the bond count behind each figure and says so when there is none, rather than guessing.
