Who they are
The Shed House is the trading name of Barward Construction Services Pty Ltd, a builder based at Ilkley in the Sunshine Coast hinterland. The company has held its ABN since December 2018 and the trading name since 2019. It holds a QBCC open builder licence (15140876) and shows a Master Builders Queensland logo on its site.
What they make
It builds steel-framed homes on site in a shed-meets-house style, with TrueCore steel frames and trusses and Colorbond cladding and roofing. The Ilkley range runs from a 45 m² one-bedroom studio to a 150 m² three-bedroom home, and the EVO range from 45 m² to 100 m², designed to be extended later. It also sells backyard pods (Luna, from 6 m x 3.6 m). Homes go on a concrete slab or a suspended steel floor for sloping blocks.
What the price covers
No prices are published: each job is quoted individually, then signed on a fixed price contract once engineering and approvals are done. Buyers choose frame only, a lock up kit, a lock up build, or turn key. Turn key covers approvals and the full build; kit buyers get the engineering for their own certifier.
Installing one in Queensland
On turn key jobs The Shed House is the licensed builder and manages the building approval. Kit and lock up kit buyers need an owner builder permit (over $11,000 of work) or their own licensed builder. The homes are built on site, so there is no crane lift of a finished module; the kit is fabricated and delivered to site. A private certifier issues the building approval either way.
Who it suits
Sunshine Coast and SEQ hinterland owners, especially on sloping or rural blocks, who want a steel home with raked ceilings and the choice of building part of it themselves.
Worth checking
There is no published price, so get the fixed price contract and inclusions in writing. The 6 year 6 month structural warranty applies to turn key jobs; kit buyers rely on the frame and cladding supplier warranties.
