Who they are
Roomi builds steel-framed transportable buildings in a factory at Bay 4/45 Textile Crescent, Salisbury, on Brisbane's south side, with display units on site. Roomi Pty Ltd has traded since July 2022; a second company, Roomi Constructions Pty Ltd, was registered in September 2026. Neither holds a QBCC licence.
What they make
Granny flats, studios and offices in 3.5, 4 and 4.5 m widths and 8 to 15 m lengths, as a bare shell or with kitchen and bathroom, and joined layouts up to 84 m². Frames are galvanised steel with insulated metal cladding. Roomi states the buildings are certifiable as Class 1a.
What the price covers
Published base building prices run from $56,617 for a 28 m² studio to $92,135 for a 63 m² two-bedroom. Delivery, certification, installation, site preparation and connections are quoted separately.
Installing one in Queensland
The building is craned onto stumps and fixed down by a builder Roomi engages but does not name. Roomi holds no QBCC licence, so the licensed builder for the install has to be identified before you sign.
Who it suits
Brisbane buyers who want to see a small steel-framed unit in person before buying.
Worth checking
Ask which licensed builder installs and certifies the unit and who holds the QBCC home warranty insurance.
