Who they are
QLD Kit Homes is a Cairns builder that started as NQ Sheds and Patios in 2009 and moved into steel-framed homes. The company, NQ Sheds and Patios Pty Ltd, holds a QBCC Builder - Low Rise licence and says it has won North Queensland Master Builders awards in several years, most recently 2026.
What they make
Steel-framed homes built on a slab on the buyer's block, from the 53 m2 Retreat to the 137 m2 Carrington, with one and two bedroom plans and larger plans on request. Frames are 90 mm steel studs made locally from BlueScope steel and engineered for cyclonic winds, with Colorbond cladding.
What the price covers
Full project prices inc GST run from $196,076 to $349,110 on a level block. That covers earthworks, an engineered slab, the frame, cladding, fit-out, delivery and service connections at a 6 m setback, with approvals and certification included. A lock-up stage price is also offered for buyers who finish the inside.
Installing one in Queensland
This is a site build by the licensed builder, so there is no crane or transport of a finished home. QLD Kit Homes handles approvals, signs as builder and pays the home warranty premium. It works only from Cooktown to Cardwell and on the Atherton Tablelands.
Who it suits
Far North Queensland buyers who want a cyclone-rated steel home with a published full-project price, or a lock-up shell to finish themselves.
