Carrara, Gold Coast, QLDPrestige Kit Homes
- Good for: Owner builders buying a kit one stage at a time
- Good for: Choosing between timber and steel frames
Prestige Kit Homes supplies kit homes and granny flats from an office at Carrara on the Gold Coast, open by appointment. Its catalogue runs from compact one-bedroom cottages to two-storey homes with up to five bedrooms, plus a Designer Range, and each design page shows a starting price for the lock-up stage. Buyers choose treated timber or steel frames, and kits are sold in four optional stages: floor, lock-up, lining and final components, so an owner builder can buy only the stages they need. Every design comes with detailed plans and specifications for council approval, and the in-house team can redraw a stock plan or supply a kit to the buyer's own design, including for cyclonic areas at extra cost. Upgrade items are priced individually. Labour is not included, and deliveries can be staged to suit the build, with kits sent anywhere from North Queensland to Western Australia and Tasmania. Customers can call for technical support seven days a week.

Who they are
Prestige Kit Homes is a kit home supplier with an office at Carrara on the Gold Coast, open by appointment. It trades through a family trust and a related company, both registered in 2015, and says it is an HIA member.
What they make
Kit homes in timber or steel frame, from one-bedroom granny flats to five-bedroom, two-storey homes, with 230 mm Hardiplank cladding as standard. It also drafts custom designs.
What the price covers
Published kit prices start at about $36,700, for lock-up components only. Floor, lining and fit-out stages, steel frames and higher wind or bushfire ratings cost more. Labour and delivery are excluded.
Installing one in Queensland
Prestige supplies the kit only. You build as an owner builder (QBCC permit needed for work over $11,000) or hire a licensed builder, and you need building approval, footings and licensed plumbing and electrical work.
Who it suits
Owner builders who want a staged kit with timber or steel frames and help with drafting.
Worth checking
Its Google rating of 3.9 from 22 reviews is lower than most kit suppliers listed here; read recent reviews. No warranty term or display home is published, and the site and listing pages give different sizes for some designs.
No maker pays to be listed or ranked, and every list is sorted by price, never by who pays. This isn't every maker in the market yet: missing one? Say which. Prices and sizes are the makers' own, read from their websites on the date shown, and makers change them: check with the maker before you buy. Installed prices are estimates for an owner builder, inc GST, from the install cost calculator; a licensed builder adds about $10,000. Is a listing yours, or wrong?
