Who they are
ORANA is the premium range of AJC Modular, whose terms name AJC Portables Pty Ltd as the supplier, ABN active since 2014. It says it has built homes since 2014 for mining, farming and residential buyers, and runs a Queensland showroom at 1/1 Blue Rock Drive, Luscombe.
What they make
Eighteen fixed designs, thirteen granny flats and five modular homes, from the 20.4 m2 Byron to the 94.9 m2 three-bedroom Breeze, plus a moveable range on a fixed chassis. Homes are factory-built on a steel frame and delivered finished. It states all homes are Class 1a.
What the price covers
Published 2026 launch prices + GST run from $77,900 to $222,900. The model pages say the price includes delivery to the closest capital city, while the terms say ex-factory with transport to the nearest port. Footings, crane, onward transport, connections and approvals are on top.
Installing one in Queensland
AJC supplies the home and holds no QBCC licence, so a QBCC-licensed builder must contract for the footings, crane day and connections and pay the home warranty premium. ORANA Turnkey can arrange this in some regions; ask who the licensed builder is. A private certifier issues the approval and final certificate.
Who it suits
Gold Coast and Logan buyers who want a fixed published price and a showroom to visit, and who will engage a licensed builder for the site work.
Worth checking
The delivery point is described three ways on its own site; get it in writing with a delivered-to-site figure. Confirm which company you contract with and who holds the QBCC licence for the work on your block.
