Who they are
Oly Homes is the trading name of Bay Investments Qld Pty Ltd, a Sunshine Coast modular builder with its factory at 66 Pioneer Road, Yandina, and an office at Mourilyan in North Queensland. It holds QBCC licence 1156073, Builder - Open, active. Its Thursday Island homes won the 2025 Master Builders Queensland prefabricated and modular housing award.
What they make
Steel-framed modular homes from one-bedroom designs of about 58 to 63 m2 of living, such as the Bunya and Tully, to five-bedroom family homes. Most designs carry a verandah, and frames use Australian steel. Custom designs and commercial and community buildings are also built.
What the price covers
No prices are published; a price guide sits behind an enquiry form, and the cost blog says smaller homes start in the low to mid hundreds of thousands. The build process covers design, approvals, engineering, factory build, transport, installation and handover. Ask for footings, crane and connections as separate quote lines.
Installing one in Queensland
Oly builds in its Yandina factory, transports the home in sections and installs it with its own team under its QBCC licence. It manages council applications and lodges the building approval. Oly says its homes are permanent dwellings certified like a standard house.
Who it suits
Queensland buyers who want a permanent, steel-framed modular home from an established, licensed and award-winning builder that handles approvals, delivery and install in one contract.
Worth checking
No structural or workmanship warranty terms are published; get them in writing with the quote. Ask how far out the build slot is.
