Essendon Fields, VIC, with a factory at Archerfield, QLDModscape
- Good for: Developers planning 15 or more architect-designed homes
- Good for: Bespoke modular homes built from a Brisbane factory
Modscape designs and manufactures modular buildings, working with its own architects, builders and a robotic wall-framing line it calls Modbotics. Founded in 2006, it says it has delivered more than 600 projects across Australia, from homes to schools, aged care and accommodation. Manufacturing runs from Essendon Fields in Victoria and from Archerfield, south of Brisbane, which the company describes as its Queensland hub. For housing it offers bespoke architect-designed homes and a Home Series of pre-designed Hus single-storey and Doma double-storey homes, with published GST-inclusive prices that exclude transport and site works. The Home Series is aimed at developments of 15 or more homes. Walls are timber framed with 140 mm studs and R4.0 insulation. The company manages permits, transport, crane placement, footings and service connections itself, builds under a fixed-price HIA contract, and says modules are typically installed in a single day.

Who they are
Modscape, now trading as Modscape + Modbotics, was established in Melbourne in 2006 and builds modular homes and commercial buildings. It has factories at Essendon Fields in Victoria and Archerfield in Brisbane, and a larger Queensland plant planned at Yatala from 2027. Its Queensland licence is held by Modscape Commercial Pty Ltd.
What they make
Three ways to buy: the Kiin backyard homes (VIC and NSW only), the Home Series of pre-designed Hus and Doma homes for developments of 15 homes or more, and bespoke architect-led homes. The FAQ describes welded steel frames, while another page refers to a timber structure; ask which applies to your design.
What the price covers
Home Series prices run from $550,000 to $1,330,000 including GST, excluding logistics and site works. Bespoke homes start from about $1.6 million per the FAQ. For one Queensland household, the realistic route today is bespoke.
Installing one in Queensland
Modscape builds the modules, trucks them to site and cranes them onto Surefoot screw-pile footings that its own team installs. It also connects services and handles site works. Modules go in over one to two days, then two to four weeks of site works.
Who it suits
Buyers with a large budget who want an architect-designed modular home, and developers building 15 homes or more.
Worth checking
The original Modscape company went into administration in 2018 and was wound up; the business now runs through newer companies, so check which one signs your contract and holds the QBCC licence. The published warranty refers to Victorian law; ask for the Queensland home warranty and defect terms in writing.
Modscape's Home Series is sold to developments of 15 or more homes, not to a single buyer, so none are listed here. Its bespoke homes are priced per project.
No maker pays to be listed or ranked, and every list is sorted by price, never by who pays. This isn't every maker in the market yet: missing one? Say which. Prices and sizes are the makers' own, read from their websites on the date shown, and makers change them: check with the maker before you buy. Installed prices are estimates for an owner builder, inc GST, from the install cost calculator; a licensed builder adds about $10,000. Is a listing yours, or wrong? Claim it, fix it or have it taken down.
