Who they are
LJM Tiny Homes is a family business that builds tiny homes on trailers in its factory at Coolum Beach on the Sunshine Coast, led by owner Joe Arnesen. The company behind it, LJM Carpentry & Construction Pty Ltd, has held its ABN since 2011, and it says it has delivered tiny homes since 2017. It reports Tiny House Builder of the Year wins in 2023 and 2025.
What they make
Seven base designs on custom steel trailers, from the 6 metre Tea Tree to the 10 by 3 metre Noosa, most 2.5 metres wide with one or two lofts. Frames are Truecore steel or MGP10 pine, clad in Colorbond. Every design can be changed or replaced with a custom plan.
What the price covers
Turn-key prices run from $110,700 for the 6 metre Tea Tree to $204,000 for the Noosa, with lock-up prices also published. Delivery is quoted separately. Site preparation, connections and furnishing are the buyer's.
Installing one in Queensland
A home arrives on its own trailer through LJM's transport partners, so no crane or footings are needed. The buyer prepares the site and connects water, power and waste. Whether it can stay on a block long term is a council question: check your council's rules for tiny homes on wheels.
Who it suits
Buyers who want a well-reviewed, custom tiny home on wheels that can move later.
Worth checking
No warranty term is published; ask for it in writing. A home on wheels is not a Class 1a dwelling, so check council rules on long-term occupation before buying.
