Who they are
Homes and Granny Flats (HGF) is the trading name of HGF Projects Pty Ltd, a Sydney company with a display village at Wetherill Park and a sales office at Stapylton on the Gold Coast. The company's ABN dates from January 2024 and it holds a current NSW builder licence and a QBCC Builder - Open licence (15606617). It sells site-built granny flats in Sydney, two modular home ranges and portable expanders.
What they make
The Signature range is built in an Australian factory and runs from the 34.5 m² Vogue 34 to 150 m², on a galvanised steel frame with Colorbond or James Hardie Scyon Axon cladding. The Smart range is a set of expandable homes made in an overseas facility, from the 36.74 m² Flex 36 to 77.7 m² three-bedroom plans. HGF also sells portable expanders, studios and Apple Cabins from 8.77 m².
What the price covers
Starting prices are published: Smart homes from $145,000 to $170,000 and Signature homes from $160,000 to $439,000, with portable expanders from $32,500 supply only. The terms say prices are indicative and exclude site preparation, connections, council fees and transport surcharges unless stated. Smart range pages list transport, delivery and crane hire as exclusions, and GST treatment is not stated.
Installing one in Queensland
HGF holds a QBCC Builder - Open licence, so it can contract the install in Queensland itself. The Class 1a homes need building approval through a certifier, and HGF says it can manage approvals with its in-house design team. Transport and crane are priced separately on the Smart range, so ask for a quote that covers delivery, footings, connections and certification to your address.
Who it suits
Buyers on the Gold Coast or in SEQ who want a published starting price and a licensed builder on the contract, with a choice between Australian-made and imported Class 1a homes.
Worth checking
The business is young (ABN 2024) and its site terms name 'Homes and Granny Flats Pty Ltd (ABN 00 000 000 000)', not the real entity, so check the contract names HGF Projects Pty Ltd and QBCC 15606617. Smart range homes come from an unnamed overseas factory, and one Smart page lists 'BAL 29 Approved' while its spec table says 'BAL Compliant: No', so ask for the Class 1a and BAL certification for your model. The site says installation is included on the Smart range but the product pages exclude transport and crane.
