Who they are
Frame Steel is a family-run steel kit home and granny flat supplier at Yatala, between Brisbane and the Gold Coast, trading since 2013. It rolls its own wall frames and roof trusses and has a display open Tuesday to Saturday. It sells kits only and says it does not build or recommend builders.
What they make
About 34 designs, from the 24.75 m² Mini Studio Pod to five-bedroom kit homes, plus custom kits. Frames and trusses are 70 mm steel, preassembled. Standard cladding is corrugated iron, with HardiePlank as an option, and kits are N2 wind rated with N3 upgrades available.
What the price covers
Kit prices run from $21,440 for the Mini Studio Pod to $137,505 for the Beach House Series 192, for SE QLD supply. The steel floor system and lining kit are extra, for example $5,370 and $6,780 on the Mini Studio Pod. Delivery, engineering certificate, approvals and all labour are on top.
Installing one in Queensland
The buyer builds it as an owner-builder with a QBCC owner-builder permit, or hires their own licensed builder. Kits arrive in several deliveries by truck, with no crane needed for a placed home. You lodge the plans, engineering, soil test and energy report with a private certifier, and licensed trades do the plumbing and electrical.
Who it suits
Owner-builders in SE Queensland who want a steel-framed granny flat or house at kit prices and can run the build.
Worth checking
No warranty or Class 1a statement is published, and the $5,000 deposit is non-refundable, so get the kit inclusions and warranty in writing first.
