Who they are
Flexibuild Innovations is the trading name of Koru Ventures Pty Ltd, a Cairns company registered in 2011 that holds an open QBCC builder licence. It builds transportable buildings at its yard in Manunda using local trades, and also hires out mobile cabins and accessible bathroom units.
What they make
Two homes are priced online: the Studio 6, a 6 m by 3.2 m open-plan studio with kitchenette and ensuite, and the Studio 9, a 9 m by 3.2 m home with a separate bedroom. Both sit on galvanised steel floor framing over steel skids, with steel or timber wall framing, James Hardie weatherboard or Colorbond cladding, and C2 cyclone engineering. One and two bedroom modular homes are offered from plans or custom design, without published prices.
What the price covers
The Studio 6 is from $97,800 and the Studio 9 from $126,900, both including GST and fully finished at the Cairns yard. Transport, installation and service connections are excluded and quoted per site. Air conditioning, hot water and smoke alarms are included; footings, crane and approvals are not mentioned.
Installing one in Queensland
Flexibuild says delivery, site installation and service connections can be organised, and that a building permit is required. It holds an open QBCC builder licence, so it can sign as builder for the install. For South East Queensland the home travels about 1,700 km by road from Cairns, so get the transport and crane quote early.
Who it suits
Buyers wanting a small studio or one-bedroom home built to cyclone standards, most of all in Far North Queensland; South East Queensland buyers can buy one but pay for the long haul.
Worth checking
The site publishes no warranty and no Class 1a statement, and the Studio 9 brochure shows $129,900 against $126,900 on the web page. Confirm the classification, warranty and the final price including transport in writing.
