Who they are
Duncon Homes is a Sunshine Coast builder based at 19 Enterprise Street, Caloundra West, that builds modular homes off site and also builds on site. The trading company is First Nations Facility Services Pty Ltd, registered in December 2023, which holds a QBCC Builder - Open licence.
What they make
Custom modular homes and secondary dwellings, with named plans as starting points from the 43 m2 Nelly studio to the 138 m2 Taylah. Its stock Tully home was built for wind region N6 and BAL 29. Frame and cladding details are not published.
What the price covers
Duncon's 2026 guide gives from prices of $198,500 for one bedroom, $219,000 for two and $384,000 for three, without saying what they include or whether GST is in. Its ready-built Tully was advertised at $241,450 + GST installed and certified, with transport and cranes inside its normal area. Per-model prices come with the brochure.
Installing one in Queensland
Duncon builds, transports, cranes and finishes the home itself and signs as the licensed builder, so the home warranty premium sits with it. Outside its normal area it quotes the extra transport. The buyer still needs the block checked for planning overlays and a building approval, which Duncon says its homes carry.
Who it suits
Sunshine Coast buyers who want one licensed builder to design, build and install a modular home shaped around the block.
Worth checking
The business is under three years old on the ABN register, and no warranty terms are published; ask for the contract, the warranty in writing and the payment stages before a deposit.
