Who they are
CoBuilt Modular Homes is a small Sunshine Coast builder run by owner and builder Mark Toft, who says he has 35 years of building experience. The company was registered in mid 2025, and Mark Toft has traded as a builder under his own ABN since 2000. It holds a QBCC low-rise builder licence, and says it takes on up to five homes a year so the owner stays on every job.
What they make
It lists twelve designs, from the 35 m² one-bedroom Coolabah to the 118 m² three-bedroom Aspect, and most are two-bedroom homes with a front deck. Homes are built in a workshop on a steel subfloor with timber framing and lightweight cladding, and are designed to be relocated later. Every plan can be changed, and it also designs from scratch and builds conventional homes on site.
What the price covers
Published starting prices run from $96,000 for the Coolabah to $427,500 for the Blackbutt. The site does not say what a starting price includes, whether GST is in it, or whether transport, crane, footings and connections are extra. Ask for a written quote that lists each of these.
Installing one in Queensland
CoBuilt says its homes are built in the workshop and installed on site, and it delivers modular homes throughout Queensland. It holds its own QBCC builder licence, so it can contract and sign as builder for the whole job. Transport, crane, footings, connections and building approval are not described on the site, so confirm who handles each.
Who it suits
Buyers in South East Queensland, especially on the Sunshine Coast, who want a small-volume builder with the owner on the job and room to change the plan.
Worth checking
The site publishes no QBCC number, ABN, Class 1a statement, warranty or price inclusions, and some model pages have mismatched text. The business is new under this name, though the owner's licence history is long. Get the inclusions, Class 1a classification and QBCC home warranty cover in writing.
