Who they are
BRIbuild is a Melbourne steel frame company that supplies structure-only kits for homes, granny flats, studios and backyard pods. It says it has delivered kit projects since 2017 and became BRIbuild Pty Ltd in 2019. Its plan library sits on sister sites such as kithomefloorplans.com.au.
What they make
Light gauge frames, trusses and subfloors roll-formed from BlueScope TRUECORE steel, engineered for the site, with designs from a 35 m2 garden studio to 48 m2 one-bedroom cottages and larger homes. It says it engineers for bushfire ratings up to BAL-FZ and for cyclonic wind regions. There is no cladding, roof or fit-out in the kit.
What the price covers
The kit covers the frame, engineering, footing design and permit drawings only. Its pages give different figures for the same 40 m2 plan: $42,900 inc GST on the homepage, from $25k on a plan page, and price on request elsewhere. Everything else, including slab, cladding, roof, windows and fit-out, is a separate cost.
Installing one in Queensland
BRIbuild does not install. The kit is delivered to site and assembled by an owner builder, who needs a QBCC owner builder permit for work over $11,000, or by a QBCC-licensed builder, who then signs as builder and pays the home warranty premium. A private certifier approves the build as with any site-built home.
Who it suits
Owner builders and builders who want an engineered steel frame and will source cladding, roof and fit-out themselves, including on bushfire or cyclone-rated sites.
Worth checking
Prices conflict across its own pages, so get the kit scope and price in writing. A frame kit is a fraction of the finished cost; budget for a builder, slab and the full fit-out.
