Who they are
Arkular is a Melbourne architectural practice, ARKULAR PTY LTD, registered with the Architects Registration Board of Victoria and with architect registrations in NSW, the ACT, Queensland and Tasmania. Its ABN dates from August 2020. It designs modular homes and has them built by partner manufacturers.
What they make
Set designs in named ranges, plus custom work. The Queenslander range is the Ark Q1, from a 39 m² one-bedroom to a 90 m² four-bedroom, all 4.2 m wide. Modules use a steel chassis and timber frames on bored piers rather than a slab.
What the price covers
Indicative from-prices are by bedroom count only: $140,000 for one bedroom up to $595,000 for five. Standard inclusions cover double glazing, insulation, solid timber floors and kitchen, bathroom and laundry fit-out. Transport, site works, decks, consultant fees, crane and service connections are priced per project.
Installing one in Queensland
Arkular says its manufacturing partners build, transport and install the home, with installation taking one to two days, and that its team handles permits. It holds no QBCC licence and does not name its Queensland partner, so the builder who signs and holds the QBCC home warranty insurance is not identified.
Who it suits
Buyers wanting an architect-designed modular home with design input from a registered practice.
Worth checking
Several homes in Arkular's completed list, including Blackburn House, the Häagen-Dazs pop-up and the Backyard Room, also appear on Archiblox's site, and Arkular's company dates from August 2020. Ask which homes Arkular delivered itself, and which builder and factory would build a Queensland home.
