Bundamba, Ipswich, QLDAffordable Modular Buildings
- Good for: Transportable granny flat modules installed turnkey
- Good for: Joining several 3 m wide modules into a larger home
AMB makes transportable buildings in its factory at 20 Gliderway Street, Bundamba, in Ipswich. Alongside site offices, lunch rooms, ablution blocks and workers accommodation, it builds granny flats and portable homes, with standard modules 3 metres wide in lengths of 6, 9 and 12 metres that can be joined for larger layouts, plus custom designs of two to four bedrooms. Buildings use an engineered galvanised steel frame on galvanised skids, with insulated panel walls and roof, and the company says they can be built to Class 1a and to BAL 26 or BAL 40. For granny flats it works on a turnkey basis: approvals, footings, crane lifts, delivery and installation with plumbing and electrical connections. It delivers nationally, with most clients in Queensland and New South Wales. There is no showroom, but private factory tours are offered by appointment, and finance is available through a broker partner.

Who they are
Affordable Modular Buildings is the trading name of Portable Building Group Pty Ltd, registered in November 2021, with a factory at Bundamba in Ipswich. It makes steel-framed insulated panel buildings for offices, lunch rooms, ablution blocks and workers' accommodation as well as granny flats. Factory tours are by appointment; there is no display home.
What they make
Standard buildings 3 m wide in 6, 9, 12 and 15 m lengths, on galvanised steel frames with RHS or I-beam skids, with insulated panel walls and roof. The granny flat page puts portable homes at 3 m wide and up to 12 m long. There are no named home models.
What the price covers
No model prices are published; catalogues come after an email sign-up. The FAQ quotes about $55,000 installed for a 1-bedroom, $90,000 to $145,000 for a 2-bedroom with deck and patio, and $85,000 to $120,000 as the typical installed and approved range, with $7,000 to $9,000 of approval costs said to be included.
Installing one in Queensland
The company says it handles transport, installation, council approval and foundations itself. In Queensland that work needs a QBCC-licensed contractor, and the register shows no licence for the company or its founder. A buyer would need a named licensed builder on the contract before going ahead.
Who it suits
Buyers wanting a basic panel-built unit from an Ipswich factory, if a licensed builder takes the site work and the warranty.
Worth checking
The 6.5-year warranty matches the Queensland statutory cover, which comes through a licensed builder, and no builder is named. Ask who signs as builder and check the number on the QBCC register.
