Everything between the factory gate and your front door.

You buy the home from the maker. We do the rest on site, and every item is priced before you sign.

In the install

  • Site check: access, crane position, powerlines, sewer and slope, before anything is booked
  • Set-out by survey, and footings to the engineer's design: bored piers, screw piles or stumps
  • Footing inspection, then cure time before the lift
  • Transport from the maker, the crane and any traffic control
  • Set-down, levelling and tie-down to the footings
  • Joining and weatherproofing when a home comes in more than one module
  • Water, sewer, stormwater and power, connected by licensed trades
  • Decks, stairs and balustrades if they're in the job
  • Final inspection with your certifier, and the yard tidied

Not in it

  • The home itself, which you buy from the maker
  • Approvals, unless we've agreed to run them
  • Mains or switchboard upgrades at the main house
  • Landscaping, turf and driveways

Something on your block not on either list? It goes in the quote as its own line, with a number on it.

Bought the home online or from overseas? We can't promise council approval. Check it's built as a Class 1a house first: what we need to see.

What it costs

From $59,000

Inc GST, on top of the home. The block decides where you land, not the home.

How it goes

  1. Send the job

Your address, the home you're looking at, and a few photos of the yard.

  2. We check the block

Council map, access, crane position, sewer and slope. You get a straight answer, including no.

  3. Price in writing

Itemised. Anything nobody can see yet goes in as a provisional sum with a number on it.

  4. Crane day to keys

Footings in and inspected, the home lifted in, usually in three to six hours, then connected and signed off.

Two ways to do it

On a modular install you choose who signs as the builder. It changes the price and the cover, so we put both on the table.

We're your builder

QBCC home warranty
  • We sign the building contract under QBCC licence 15506005.
  • The install is covered by the Queensland Home Warranty Scheme. The premium is worked out on the whole job: the home, the transport and the install.
  • Costs more: the warranty premium, the QLeave levy and our margin as builder.
  • Easier to finance. Lenders ask for the builder's home warranty before they pay the first claim.

You're the owner builder

Lower cost
  • You hold the owner builder permit. We're your contractor for the site work.
  • No home warranty. Owner builders can't get cover under the Queensland scheme.
  • Finance is harder, and you disclose it when you sell.
  • We often suggest it on a modular install: you don't pay a builder's risk premium on a home someone else made.

Real homes, real blocks

Questions

Do you sell the home?

No. You buy the home from the maker. We quote and build everything on site, from the site check to the final inspection.

Bought a home online, on Marketplace or from overseas. Can you install it?

We look at any home and install the ones a certifier can approve as a dwelling. Not every imported or marketplace home is built as a Class 1a house, and we can't promise council approval. Send us the maker's name and documents first. What we need to see.

Which homes do you install?

We're the authorised installer for Outhaus, and we install other makers' modular homes on request. Send us the maker's drawings and engineering and we'll tell you what the site needs.

Where do you work?

South East Queensland: Brisbane, Moreton Bay, Logan, Ipswich, Redland, the Gold Coast and the Sunshine Coast.

How long does it take?

Most jobs take 3 to 8 months from first contact to keys. Approvals take most of that. Crane day itself is usually three to six hours. Where the time goes.

Will the price change?

The quote is itemised. Anything nobody can see yet, like rock in the footings, goes in as a provisional sum with a number on it. Any change gets a written variation and a price before the work starts.

Why is there no phone number?

We take on a small number of jobs and we're flat out on them. And with the spam calls going around at the moment, a listed number would ring all day for the wrong reasons. Send the job, leave your number in the form, and we'll call you.
